River Country Estates is a deed-restricted subdivision located on U.S. 19 about one (1) mile south of the Weeki Wachee/Buccaneer Bay attraction in Hernando County, Florida. The subdivision consists of 468 residential lots, 20 commercial lots, a commercial condominium complex and a 9.2-acre private Park. The Park was deeded to the River Country Estates Owners Association, Inc. on July 13, 1982.
The residential properties are ½-acre and 1-acre lots. The commercial properties include a variety of businesses: builders, real estate brokers, mortgage brokers, insurance companies, doctors, attorneys, dentists and, Hernando Park Place Condominiums (consisting of individual commercial units) is located just south of the entrance.
The original developers filed the first set of deed restrictions on July 6, 1979. River Country Estates Owners Association, Inc. accepted the developers' assignment to assume the rights and privileges of the developers (as per the deed restrictions) under the provisions of the "Assignment of Authority Under Declaration of Deed Restrictions," dated November 1, 1991, and recorded with the County in Official Records Book 841, Pages 427 through 429.
At the present time, the annual Association assessment is $60, and it is mandatory to pay. The annual assessment is used to cover such items as: Activities, Neighborhood Crime Watch, DRAC (Deed Restriction Advisory Committee), Membership and News Courier (our quarterly newsletter), an office and a part time professional to assist in the coordination and administration of our community's needs.
